Describes agreement beginning December 1, 1940, ending November 30, 1943. Lease on thirty-five acres ("more or less") of the Carson Estate Company's land (South of Dominguez Street, East of Santa Fe Avenue) with a yearly rent of $875. Toye's signature includes a Long Beach address. Handwritten payment notations on second page.
