Description
An illustrated brochure of the floor plans and architectural renderings of the five models of La Paz Homes. On the left page is the name of the model, the plan number, a brief description of the model's features, and the floor plan. On the right page are architectural renderings of three different exteriors of the model's floor plan. In the blank areas of two pages are sketches done in pencil; one of them is a floor plan with dimensions, others are random designs and mathematical computations. The front and back covers are dark brown and are made to resemble paneled doors. There are two pages of text in the brochure that are not present on the image. The text reads as follows: "The casual, elegant way of life that was early California can be yours now in a La Paz Home in Mission Viejo. In a La Paz Home, you are surrounded by early California heritage. Your homesite was once part of the 53,000-acre Rancho Mission Viejo, dating back to the King of Spain. From your La Paz Home, you can see rolling hills, meadows, and in the distance, the beautiful Santa Ana Mountains. They were here before the Spanish! Mission Viejo itself is a unique blend of Spanish and contemporary architecture. Public buildings all have Spanish red tile roofs. The lamp posts remind you of the El Camino Real. There are parks and riding trails, wide tree-lined avenues. Soon, there will be schools, churches, shops of nearly every description. An 18-hole championship golf course, Country Club, and Saddle Club will be completed in 1966. La Paz Homes are only fifteen minutes from the heart of Orange County, seven minutes from the Pacific Ocean. The air is clean and clear. There's room to live, and room to grow. The Builder. Design and construction of La Paz Homes in Mission Viejo are closely supervised by Donald L. Bren, President of Mission Viejo Company. Mr. Bren is one of the nation's most creative and capable home-builders. La Paz Homes are the result of Mr. Bren's considerable experience and skill as a master builder of homes throughout Southern California. La Paz Homes include exclusive features used in custom homes built by Mr. Bren in Huntington Harbour, Dover Shores, Cameo Shores, Corona del Mar, Newport Beach and Tustin." Credits at the bottom of the page include, "Architects - Naegle & Malone, A.I.A., Title Insurance - Title Insurance and Trust Company, Decorative presentation, including furniture, hanging light fixtures, wallpaper, carpeting and sliding mirror doors, patios, and sliding glass door closures - Virginia Douglas and Associates." Following are the descriptions of each model: "San Juan, Plan 20 - 3 bedrooms, 2 baths. The dramatic covered entryway and inside entrance hall of the San Juan lead to a spacious living room with elevated hearth and fireplace. Sliding glass doors provide easy access from the living room to the backyard area. Next to the living room, you'll find a bright formal dining room with large windows. The kitchen has a luminous ceiling, large built-in pantry, and a 'pass-through' window with outside serving bar. At the front of the home, you'll find two bedrooms - one with a double door entry - bath, and master bedroom suite, complete with sliding glass doors, separate dressing area, and bath. San Angelo, Plan 34 - 4 bedrooms, 2 baths. A covered entryway and double doors provide an exciting introduction to the gracious San Angelo. An inside entrance hall leads past the formal living room to an activities room with vaulted beamed ceiling, indirect lighting, fireplace and sliding glass doors. Next to the activities room, there is a spacious kitchen with extensive pantry and cabinet space, and a 'pass-thru- window with outside serving bar. From the activities room, a hallway leads to the master bedroom where you'll find an over-sized window, double shelves in the closets, and a bath with separate outside entrance. The hallway also leads to three additional bedrooms, and to an inside utilities room with built-in storage shelves. San Martine, Plan 40 - 3 bedrooms, 2 1/2 baths. The approach to this lovely and spacious home brings you through a 16' high entryway. You'll enter through over-sized double doors and step up into a large living room with fireplace and vaulted ceiling. Off the living room, there is a formal dining room - and a kitchen with 'pass-thru' window and outside serving bar. Sliding glass doors in the breakfast area lead outside. The kitchen and breakfast area overlook the activities room, where you'll find a beamed ceiling, sliding glass doors, a fireplace and elevated hearth that stretches wall-to-wall - and an adjoining powder room. Over-sized 4' wide stairs lead from the living room to the second level. There, you'll find a large 18' bedroom, a second bedroom, bath, and the master bedroom suite - with double door entry, separate dressing area, bath, and an outside balcony. San Lorenzo, Plan 50 - 4 bedrooms, 3 baths. The San Lorenzo offers an abundance of custom features that are unique to this tri-level home. The living room has nearly an entire wall of glass, an elevated brick fireplace and hearth, and a beamed ceiling with indirect lighting. At the front of the home, there's a spacious kitchen and a breakfast area with over-sized windows. The activities room is a short flight of stairs down from the entrance hall, and has sliding glass doors leading outside, plus an adjoining bath. From the activities room, double doors open into a fourth bedroom (or den). Upstairs from the entrance hall, you'll find three additional bedrooms and two baths. The two front facing bedrooms each share an outside balcony above the over-sized two car attached garage. Double doors lead into the master bedroom suite, with separate dressing area, bath, and floor-to-ceiling wardrobe. San Lucas, Plan 60 - 4 bedrooms, 2 baths. An imaginative use of space and glass highlight the San Lucas. Double doors leading from the covered entryway open into a dramatic entrance hall. Looking up, you'll see a second level balcony with wrought iron balustrade ... to the side a large living room with vaulted ceiling, bay windows and brick fireplace. Ahead there's a formal dining room with floor-to-ceiling sliding glass doors leading outside. Next to the dining room, there is a kitchen and breakfast nook with floor-to-ceiling sliding glass doors and a 'pass-thru' window with outside serving bar. A hallway leads from the dining room to the double doors of the master bedroom suite. Inside, you'll find sliding glass doors, and a bath with separate outside entrance. On the second level you'll find two unusally large bedrooms - one with separate dressing area - a bath, and a fourth bedroom (or den) with double door entry."
